On-time analysis for Awaab’s Law

As part of our ongoing commitment to support social housing providers with timely, actionable insights, Housemark is proud to announce the introduction of five new KPIs aligned with Awaab’s Law in our Monthly Pulse reporting.

These new measures are designed to help landlords monitor and improve their responsiveness to emergency hazards and damp and mould issues—key areas of concern under the new legislation. By embedding these KPIs into our Monthly Pulse, we’re enabling members to benchmark performance, demonstrate compliance, and drive service improvements that directly impact tenant wellbeing.

The five new Awaab’s Law KPIs are:

  • New emergency hazards reported per 1,000 properties
  • New significant damp and mould hazards reported per 1,000 properties
  • Percentage of emergency hazards resolved within 24 hours
  • Percentage of significant damp and mould hazards investigated within 10 working days
  • Percentage of significant damp and mould repairs initiated within 5 working days

These additions reflect the sector’s evolving regulatory landscape and the urgent need for transparency and accountability in managing health-related housing risks. By capturing and analysing these metrics monthly, landlords can identify trends, benchmark against peers, and take proactive steps to meet statutory obligations.

Why it matters

Awaab’s Law introduces mandatory timescales for addressing hazards that pose serious risks to tenants’ health. Our enhanced Pulse reporting ensures that members are equipped with the data they need to stay compliant and responsive. These KPIs also support strategic decision-making, helping providers allocate resources effectively and improve tenant satisfaction.

Accessing the new KPIs

The new measures are now live in the Monthly Pulse portal and will be included in your regular reports starting this month. Members can view performance trends, compare results across the sector, and use the insights to inform operational and strategic planning.
