Since TSMs became part of the regulatory landscape in April 2024, the sector has been using Housemark data to understand the complex relationship between services and how they are perceived by tenants. In our 2024/25 Year-End Results report we revealed that TSM satisfaction rates had risen, with an average improvement of 1.5 points compared to 2023/24.Β
The briefing will include an exclusive look at how English landlords are currently performing against the TSMs, with figures based on data collected by 187 top-performing landlords between April and September 2025. The sample covers a wide range of sizes and types of landlords throughout England, managing a total of 2.3 million homes.Β
